Full Service Appeal

For a Full Service Appeal, we will thoroughly research, prepare and submit your assessment appeal documents, and represent your appeal at appeal hearings at the Supervisor of Assessments appeal level and the Property Tax Assessment Appeals Board appeal level.

In Maryland, you can authorize anyone to represent your assessment appeal. For us to represent your appeal, you'll need to:

  • Agree to our Full Service Appeal terms and conditions.
  • Agree to the simple fee schedule showing exactly how much you'll pay, depending on how much your property's assessment is reduced.
  • Provide us a deposit of $100 which will be applied to the amount you will owe as a result of your appeal's outcome. If as a result of your appeal you owe us nothing, your deposit will be returned.
  • From our website, print, then sign and return to us, the state government form authorizing us to represent you. The one we'll provide you will already be filled out with your information.
  • Speak with us for 15 minutes on the phone to discuss your property and your appeal. We'll want to identify any other possible assessment reductions to argue for in your appeal.

Once that's done, we'll move forward on your appeal. You can relax while we keep you informed by email on the progress and outcome of your appeal.

Cost

Your cost will be no more than 25% of your projected first-year property tax savings resulting from an assessment reduction. You will pay nothing if your assessment is not reduced enough for you to realize any projected first-year property tax savings.

Keep in mind that an assessment reduction will result in property tax savings in more than one year, if you have more than one year left in your property's assessment cycle—the more years left, the more you'll save in property taxes.

Eligibility

We make a Full Service Appeal available only if we believe your property is over-assessed and a case can be made to lower your assessment enough so you'll realize at least $1,000 in projected first-year property tax savings.
